Yamuna Expressway Plots Resale – Yamuna Authority Plots Resale 2009

Yamuna Authority Plots are being developed by YEIDA (Yamuna Expressway Industrial Development Authority), These are Yamuna Authority Residential Plots allotted in Year 2009 and currently available in Resale.

Location – These residential Plots are approx 20 KMs from Pari Chowk & approx 18 KMs from 0 point (Noida Expressway). Sectors – These Plots are located in few sectors like Sector 18, 20, 16, 17 and 22D of Yamuna expressway next to Film City coming up in Sector 21. The upcoming Noida International Airport is just 10 KMs from Sector 20. 

Sizes – Plots are available in 60m, 90m, 120m, 162m, 200m, 250m, 300, 500, 1000, 2000 & 4000 sqm in Sector 18 & 20 where smaller size registered plots of 60 sqm, 90 sqm, 120 sqm and 162 sqm also available in sector 22D, 16, 17, and Sector 18. 

Initial Allotment Prices – The 300m plots were allotted in 2009 in Rs.4750 per sq. mtr, where these plots are allotted almost every year in different schemes on different allotment rates. The latest allotment rates in latest scheme was Rs. 36260/- per sqm.

Current Resale Price –

The current plots price for Plots keeps changing every 15 days, I recommend you to Call or Whatsapp message on 9717452701 to know the plots price. The smaller size like 60 & 90 sqm are costlier than bigger sizes like 300 sqm. 

Transfer –

The transfer charges for registered as well as unregistered plots for any size is approx Rs. 866 per sq. mtr (873+200).

Registration Charges – The current Circle Rate is Rs. 36260/- per sq. mtr and stamp duty is 7% along with 1% processing Charges.

Dimensions – The standard Plots dimensions for 120 sqm Plot is 8 x 15 m, For 162 sqm it is 9 x 18m, 300 sqm is 12 x 25 m, For 500m it is 16.25 x 31 m, For 1000 sqm it is 25×40 m. The dimensions are standard in most of the plots but it may change only in few cases. 

Pockets- 4000 sq mtr are in Pocket A only, 2000 sqm plots are in pocket B only, 1000 sqm are in Pocket C, D & E, 500 sqm are in Q, R, S, T & U.

Payment Plan – All plots payment plan were till 2016 thus payment for all plots must be deposited. In case of resale deal or transfer, YEIDA allows transfer only after 0 outstanding. The payments in resale deal are made on agreed time which is approx 30 days to 45 days.
